Closter opened in 2021, slam dunk b/c no one traveled
2022 went down a bit
2023 is dead there b/c the very affluent can travel and are traveling. 
but Wyckoff is amazing b/c it's a different location, 30 min from Closter
still affluent but a bit different demo very jewish and korean. 
closter send their kids to camp 1st week of july then go away then come back mid-august and then take kids on a vacation for last two weeks then back to school
in wyckoff people are still traveling but the whole summer camp culture. 

w/ this business you can have nothing on the schedule and then someone calls and you make 8K out of nowhere. If you were closed that's lost money. 

the level of affluence and the different culture there.  there is a lot of entitlement.
